Circle C Market Statistics October 22 2009

Overall Circle C is holding stead. Prices are down only a bit even though homes are staying on the market a bit longer. Inventory is still moving in that area. There are 66 homes on the market and last month 22 homes sold – that puts inventory at 3 months if we only comapare it to last month. Last month was a very strong month… 20 homes sold in August and so far this month 18 homes have sold. My prediction is that about 15 to 18 homes will sell in November and 12 to 15 in December.

US Housing Starts – October 2009

Housing starts rose by 0.5% m/m (down 28.2% y/y) to a pace of 590,000 in September 2009 after falling 1.0% m/m in August 2009. Starts of single family units rose 3.9% m/m to a pace of 501,000 after falling 4.7% in August.

Starts in the volatile multifamily segment fell by 23.5% m/m to 78,000 after rising 41.6% m/m in August. Building permits, an indicator of future construction, fell 1.2% m/m to 573,000 while single family permits fell 3% m/m to 450,000. Completions fell 10.2% m/m to 693,000 with single family completions falling 8.3% m/m to 482,000. (U.S. Census Bureau)

Activity in Twin Creeks has simply plummeted this year compared to last year. Only 25 homes sold year to date compared to 61 last year. Overall prices are holding steady – Average and Median sold price is actually up but homes that are selling are larger so when you look at value – the average and median sold price per sq/ft it’s down a bit – not as much as one would expect.
